How Bilby works

Plot purchase and subdivision

Actual land price and optional purchase work

The plot purchase row uses an actual listing or user-entered amount. Bilby does not automatically substitute a national land price. Property formation/subdivision and legal purchase administration are separate optional allowances when needed. Lagfart and mortgage deeds are separate fee calculations, not included in these administration amounts.

What belongs to the purchase

A listing asking price is a known advertised amount, not evidence of the final negotiated price. Update it when the purchase is agreed. The property-formation allowance concerns an ordinary new cadastral case, not a guarantee of cost or approval. Legal administration covers ordinary review of purchase/building documents; it excludes litigation, stamp duty and the cadastral proceeding already budgeted elsewhere. A subdivided plot whose seller has paid the required formation work should not automatically receive a second allowance.

Price and case inputs

The subdivision allowance is not calculated from plot area; changing the planner boundary does not set an official cadastral fee.

Separate actual price and planning allowances

An actual plot amount is a fixed contribution across low/expected/high until edited. Missing price remains a missing-price exception. Optional subdivision uses 50,000/80,000/150,000 SEK, a broad fixed reserve rather than a published universal charge. Legal administration is selected hours × 1,800/2,400/3,200 SEK. The budget includes these scopes only when applicable or explicitly selected; each can be replaced by an actual scoped amount. A target budget or estimated house price does not infer the land purchase price.

Illustrative purchase with additional work

A fictional agreed plot price of 1,200,000 SEK, a required subdivision reserve and five legal-review hours produce 1,259,000/1,292,000/1,366,000 SEK before lagfart, deeds and any build-related costs. The legal part is 9,000/12,000/16,000. If subdivision is already completed and paid, remove that optional 50,000/80,000/150,000 scope. Do not interpret the high result as a forecast that the agreed land price itself will rise.

The transaction determines the work

Rights, easements, boundary disputes and complex formation cases can require different time and fees from the ordinary reserve. Low/high describe those modelled scope scenarios, not confidence in title or permission to build. A listing can omit purchase conditions; check documents and actual responsibility. A missing price or unknown case remains unresolved until reliable user, supplier or authority evidence is supplied.

Property-formation evidence

Code reviewed 18 October 2026; national reference research 16 September 2026. Lantmäteriet’s explanation of property-change costs describes case-dependent charges. Bilby’s 50,000/80,000/150,000 reserve is its own modelling and is not presented as a verified fixed authority tariff. The purchase contract is the primary source for the actual land price and payment responsibility.

The review date covers this explanation and its implemented method. Price and data dates are stated separately in the article.
