How Bilby works
Land registration and mortgage deeds
Registration and mortgage security are separate fees
Lagfart registers ownership; pantbrev concerns mortgage deeds used as loan security. Bilby calculates a private-person purchase estimate when the required property and borrowing values are known. Otherwise it keeps an explicit fee reserve. The loan principal is not a fee, and existing usable deeds can reduce the need for new ones.
Applicable purchase case
This reference models an ordinary purchase by an individual and ordinary new deeds. It does not handle company purchase rates, gifts/inheritance, unusual title cases or extra administrative fees automatically. Bank handling fees are separate. If the necessary assessed-value basis is absent, do not enter a fabricated zero merely to force a calculation; establish the appropriate basis with Lantmäteriet or use a provisional reserve.
Values required for the calculation
These fee inputs are not automatically synchronized with every value in the separate monthly mortgage calculator.
| Input | Unit | Origin |
|---|---|---|
| Purchase price | SEK | Actual listing/user price |
| Prior assessed value | SEK | User/documented applicable value |
| Borrowing for deeds | SEK | Separate fee input |
| Usable existing deeds | SEK | Property/bank evidence |
| Number of new deeds | count | User; default one, assumed equal sizes if several |
Implemented fee formulas
Lagfart = 1.5% × the higher of purchase price and prior assessed value, rounded down to whole thousands, + 825 SEK. New deed amount = max(0, borrowing − usable existing deeds). For one new deed, fee = 2% × new amount rounded down to whole thousands + 375 SEK. No new amount means zero new-deed fee. Several deeds are assumed equally sized and rounded separately; an actual unequal allocation needs a quote. The rates and ordinary rounding match Lantmäteriet’s published fees, checked 18 October 2026. The calculator requires both lagfart values; missing either uses 10,000/25,000/60,000 SEK reserve. Missing borrowing/existing deeds uses 20,000/60,000/120,000, except confirmed zero borrowing can yield zero.
Illustrative private-person purchase
For a fictional purchase at 1,800,900 SEK and prior assessed value 1,500,000, the rounded basis is 1,800,000: lagfart is 27,825 SEK. Borrowing 3,000,000 with 1,000,000 usable existing deeds leaves 2,000,000 new. One deed costs 40,375 SEK. Two equal 1,000,000 deeds cost 40,750 because there are two 375 SEK fees. If existing deeds already cover the borrowing, new-deed cost is zero. Fully specified inputs give the same statutory estimate in all three scenarios.
Reserves are not a property valuation
The reserve ranges are disclosed planning placeholders, not percentages of an invented property price or a confidence interval. Lantmäteriet’s actual assessment controls the fee. The model does not implement every exceptional case or legal minimum, so very small or unusual transfers need direct confirmation. Keep purchase value, assessed-value basis, deed amount and bank fees distinct from the construction-credit and monthly mortgage inputs.
Verification and price version
Code/method and the ordinary statutory coefficients were reviewed 18 October 2026. The national registry’s original research date remains 16 September 2026. The published authority page linked above establishes fee rules; Bilby’s fallback reserves are its own policy and are not official fees. Check the exact transaction and accepted fee assessment before replacing a reserve.
The review date covers this explanation and its implemented method. Price and data dates are stated separately in the article.
