Costs
What does it cost to build a house in Sweden?
The cost of building a house is not simply the price of the building. Your budget also needs to account for the plot, groundwork and connections. Sweden’s Consumer Agency, Konsumentverket, advises prospective homeowners to calculate the whole project rather than focus on the house alone. Konsumentverket
What does the plot mean for your building budget?
What could your build cost? Save the plot as a project in Bilby and design your own build on its actual terrain in our 3D site map. It is free to use and includes a full cost estimate to help you budget for the house, groundwork and foundations.
Analyse soil, slope and ground conditions. Free to try, no account required.

The useful question is therefore: “What will it cost to build the home I want on the plot I have chosen?”
What do official figures tell us?
Statistics Sweden’s latest published figures, released in February 2026 and covering 2024, show an average total production price of SEK 42,717 per m² for group-built small houses. This includes the building, land, VAT and any developer profit or loss. Statistics Sweden
Applied to a 150 m² home, that produces an illustrative total of approximately SEK 6.4 million. However, these statistics cover housing built for sale or letting, not individually commissioned self-build projects. They are a historical benchmark—not a quotation for your house or a prediction of 2026 prices. Statistics Sweden
Location makes a substantial difference. Regional averages ranged from SEK 32,642 per m² in southern Sweden to SEK 55,778 in Greater Stockholm. A national average can therefore only be a starting point. Statistics Sweden
Why the plot changes the budget
The ground beneath your future house deserves attention before you commit to a purchase.
Sweden’s Geological Survey, SGU, explains that construction costs on clay and silt can vary considerably. Deeper clay deposits and unstable ground can increase costs, while geotechnical investigations are often needed to establish soil strength and the depth to firm ground. Handling surplus excavated material is another expense. SGU: Clay and silt
Rock presents a different challenge. Although generally favourable for bearing capacity and stability, it becomes more expensive to build on when blasting is required. SGU: Gravel, till and rock
The implication is straightforward: compare the price of the land together with the cost of preparing it, rather than assuming the cheapest plot will produce the cheapest project.

Costs beyond the house
Water, sewer and electricity
Water and sewer charges need to be checked for the individual property. Alingsås municipality, for example, explains that its connection fee depends on plot size, the number of dwellings, the services connected and whether a special tariff applies. Request a property-specific calculation. Alingsås municipality
For electricity, the Swedish Energy Markets Inspectorate’s 2026 standard calculation uses SEK 43,000 excluding VAT for a 16–25 ampere connection within 200 metres of the existing network’s connection point. Longer distances increase the benchmark. This is a regulatory calculation for assessing reasonable charges—not a universal fixed-price offer. Swedish Energy Markets Inspectorate
Permits and supporting work
Check municipal fees separately from construction quotations. Halmstad lists an approximate building-permit fee of SEK 32,000 for a new single-family house of 130–199 m². Maps and setting-out—the marking of the building’s position on site—can involve additional charges. These are local examples, not nationwide prices. Halmstad municipality
Land registration and mortgage deeds
For private buyers, land-registration stamp duty (lagfart) is normally 1.5% of the higher of the purchase price or the preceding year’s assessed value, plus SEK 825. New mortgage deeds (pantbrev) attract 2% stamp duty on the newly registered amount, plus SEK 375 per mortgage registration. This is not calculated on the entire construction budget. Lantmäteriet
Before signing a construction contract, obtain a written description of the work, its price and the delivery timetable. Konsumentverket recommends this explicitly; it also gives you a basis for checking what your budget still needs to cover. Konsumentverket
How Bilby helps answer the question
Bilby brings the question back to your chosen plot. It combines information about soil, estimated depth to bedrock and slope with early-stage groundwork, foundation and project-budget estimates.
Rather than relying only on a national price per square metre, you can consider the land alongside your proposed house, driveway and landscaping. This helps you build a more complete initial budget and identify which assumptions need closer investigation.
Bilby’s estimates are a planning starting point, not fixed-price construction offers. Site-specific investigations, municipal confirmation and contractor quotations remain necessary to establish a dependable project budget.
