How Bilby works

Design, drawings and energy calculations

Allow for work outside the house package

Bilby separates architect/permit drawings, structural and technical design, and an energy calculation in associated costs. These are professional-service allowances for an ordinary house, not a quotation for a unique architectural commission. Standard drawings and engineering already paid for in the house package should remain included there.

Energy calculation is the priced scope

The energy reference includes a domestic energy calculation and a modest provision for verification or updating. It excludes the physical airtightness test and duplicate supplier calculations. Although the budget row’s wider wording mentions a climate declaration, the currently mapped amount does not price a climate declaration. Obtain a separate scope and price if one is needed.

Architect allowance covers adaptation and permit documents. Technical design covers additional structural and technical documentation. Major unusual structures, geotechnical fieldwork and a full bespoke architectural service need their own offer.

Quantity and specification

Only the technical-design reference multiplies hours. A fixed fee is not converted into invented hours.

Apply each allowance once

Technical design = design hours × the scenario hourly rate. This model has no fixed addition or minimum. Drawing adaptation and energy calculations use their fixed scenario amounts. Existing project amounts are retained before reference enrichment, and an actual/manual price can replace the relevant estimate. The budget counts the chosen scope; a source describing a service does not prove that it is an extra charge for your contract.

Fictional design package

Using the default expected assumptions, additional technical design is 35 hours × SEK 1,250 = SEK 43,750. If drawing adaptation and energy work are also outside the supplier package, the expected total of these three services is 30,000 + 43,750 + 6,000 = SEK 79,750. If the supplier already includes the energy calculation, only SEK 73,750 remains for the other two. The all-separate low/high totals are SEK 36,000 and SEK 193,000; they change both workload and price assumptions.

Changes and missing information

A larger redesign, more consultant hours or repeated submissions can raise the result. Merely changing the rendered house colour does not commission extra design work in this model. Missing scope leaves a provisional allowance. Ask who delivers each drawing and calculation, how many revisions are included and whether the quoted fee includes VAT. These scenarios describe uncertainty in services and workload, not the probability of approval.
