How Bilby works
Waste, cleaning, temporary housing and moving
Costs around the build still need a place
Bilby has one associated-cost allowance for ordinary construction waste and cleaning, and another for temporary accommodation and moving. They cover additional work and household costs that can otherwise disappear between the house contract and your move-in plan. They are conditional allowances, not automatic evidence that you need to rent another home.
Avoid overlap with demolition and soil export
The waste model covers ordinary clean construction-waste collections and final cleaning. Hazardous waste, demolition and excavated spoil are outside this row. Soil disposal belongs with the work that produces it. Cleaning already included by the contractor should stay included.
The housing/moving row covers additional accommodation months and ordinary local moving effort. It excludes mortgage principal and household living costs already budgeted elsewhere. Double housing, storage or a specialist long-distance move may need a different actual price.
Count loads, hours and months
Default quantities are assumptions you can replace with a scoped quote or project input; they are not measured from the house drawing.
| Input | Default quantity | Scenario rate |
|---|---|---|
| Waste collections | 3 loads | SEK 3,000 / 6,000 / 10,000 per load |
| Cleaning | 20 hours | SEK 500 / 650 / 900 per hour |
| Additional accommodation | 3 months | SEK 8,000 / 12,000 / 20,000 per month |
| Moving effort | 8 hours | SEK 1,000 / 1,600 / 2,500 per hour |
Two sums of quantities and rates
Waste/cleaning = loads × load rate + cleaning hours × hourly rate. Housing/moving = months × monthly allowance + moving hours × hourly rate. Neither reference adds a fixed cost or minimum. Existing amounts take precedence over reference completion, and actual/manual prices replace the applicable row. The rates represent broad consumer outlays before tax deductions, not verified local rental or moving offers.
Fictional three-month overlap
For the standard waste quantities, expected cost is 3 × SEK 6,000 + 20 × SEK 650 = SEK 31,000; low/high are SEK 19,000 / 48,000. For three accommodation months and eight moving hours, expected cost is 3 × SEK 12,000 + 8 × SEK 1,600 = SEK 48,800; low/high are SEK 32,000 / 80,000. One extra month adds SEK 12,000 at the expected accommodation rate without changing the moving hours.
Duration matters more than appearance
Construction delays can extend accommodation even when the house specification stays the same. Waste quantity, separation requirements, collection access and actual cleaning scope can change real costs. Colour selections do not alter these assumed quantities. If you will remain in existing accommodation without extra cost, do not treat the default rental allowance as a compulsory charge. Low/high reflect rate scenarios; unusual waste and unforeseen long delays can fall outside them.
Method and source limits
Bilby reference-cost V1, price year 2026, researched 16 September 2026; code and scope reviewed 18 October 2026. Waste and service anchors informed the broad model, but no local accommodation or moving quotation is represented. Use provider quotes for the actual location and period. For how construction waste must be handled, consult the responsible agency; those obligations do not establish Bilby’s rates. Naturvårdsverket
