How Bilby works
Site clearance and preparation costs
Prepare the site before normal construction
Clearance and site establishment cover work needed to make a site usable, beyond ordinary house-pad excavation. The budget uses separate conditional scopes for vegetation, trees/stumps, demolition, temporary access, temporary services and environmental remediation. The presence of a reference price does not mean every scope is planned.
Specify the actual job
Vegetation clearance is area-based; tree removal is a count allowance. Confirm stump removal and disposal in the contractor offer. Demolition is separate from removing a few trees. Temporary access is a construction surface, not necessarily your finished driveway. Temporary services cover a setup and construction-period allowance. Remediation depends on actual contamination and receiving arrangements; it is not automatically applied to every plot.
Project quantities or disclosed defaults
Replace assumed quantities as evidence becomes available. A map image alone does not identify hazardous building materials or classify soil waste.
| Input | Unit | Where from? |
|---|---|---|
| Clearance and demolition | m² | Project quantity or reference assumption |
| Trees | count | Your scoped quantity |
| Temporary access | m² | Required construction route area |
| Construction period | months | Editable duration assumption |
| Affected soil | tonnes | Investigation/quote or provisional assumption |
Different units for different work
Reference clearance is max(minimum 4,000 / 7,000 / 15,000, area × 15 / 35 / 80). Tree removal is count × SEK 5,000 / 10,000 / 20,000. Temporary services are fixed 10,000 / 20,000 / 40,000 plus months × 3,000 / 6,000 / 12,000. Demolition and temporary access have their own area rates and minimums. Remediation is fixed 15,000 / 35,000 / 75,000 plus affected tonnes × 700 / 1,800 / 5,000. These broad references do not override a retained scoped project price.
Illustrative clearance and services
For 200 m² of vegetation clearance, the reference gives max(4,000, 3,000) = SEK 4,000 low, max(7,000, 7,000) = 7,000 expected and max(15,000, 16,000) = 16,000 high. Separately, six months of temporary services give SEK 28,000 / 56,000 / 112,000. Only add both when both scopes apply and neither is included elsewhere.
Avoid overlapping disposal
The budget can assign unmeasured default spoil handling to remediation when that scope already owns it. Do not add a second disposal allowance just because both rows have reference values. Tree size, access, demolition materials and waste classification change actual cost; cosmetic planner choices do not. Missing evidence keeps the relevant allowance provisional.
Method and review
Reviewed 18 October 2026; national 2026 catalogue researched 16 September. Contractor plant lists are evidence that machine and labour arrangements vary, not confirmation of every installed reference rate Sanmab. Site-specific surveys and offers must establish clearance, demolition and waste scope.
The review date covers this explanation and its implemented method. Price and data dates are stated separately in the article.
