How Bilby works

Pools and hot tubs

Installed pool and spa allowances

A pool is priced from its water footprint, plus an addition for depth above 1.5 m. A hot tub uses one installed product allowance. Both appear in outdoor costs. The deck around a pool or spa is a separate surface; placing it next to the water does not make it part of the basin price.

Included equipment and excluded site work

The standard rectangular in-ground pool allowance includes normal excavation/base, basin, installation, pump/filter, ordinary heating, a standard safety cover, internal steps and commissioning. Exceptional rock, groundwater, retaining structures, long service trenches, a pool house and premium automation are outside it. External access stairs remain separate. The rigid-shell spa allowance includes an ordinary pad, normal electrical installation, delivery/lifting and commissioning for a typical 4–6 person product. Main grid upgrades and the surround remain separate; do not add its ordinary pad or electrical installation again.

Pool and spa inputs

The pool footprint is measured; its depth is a user specification. Spa appearance does not create a dimension-based basin calculation.

Area plus a fixed installed package

The completed planner projection uses the pool reference: 150,000/230,000/350,000 SEK fixed plus 6,250/10,000/15,625 SEK per m². Extra depth is area × max(0, depth − 1.5 m), at 4,000/7,000/12,000 SEK/m³. The native standard pool model has matching basin coefficients, but the completed result also accounts for extra depth. A spa uses 85,000/140,000/240,000 SEK per object. Low/expected/high describe different procurement and installation assumptions, not a probability distribution.

Illustrative pool with extra depth

A fictional 4 × 8 m pool has 32 m² water area. At ordinary depth it is 350,000/550,000/850,000 SEK. At 1.7 m, extra volume is 32 × 0.2 = 6.4 m³, adding 25,600/44,800/76,800. Total: 375,600/594,800/926,800 SEK before the surrounding deck. A separate spa adds its installed allowance once; its chosen shell colour does not alter that allowance.

Depth is not a construction design

The extra-depth allowance does not approve structure, water safety or groundwater resistance. Costs are low-confidence national planning references; no matching installed quote has been verified for every combination. A contractor must assess excavation, access and the selected cover. An accepted scoped quote replaces the allowance. Unknown ground conditions do not automatically produce a complete rock or pumping design.

Pool scope and price basis

Code reviewed 18 October 2026; pool V3 and national references researched 16 September 2026. Folkpool’s cost guide and Poolkungen’s 4 × 8 m guide provide package/scope context. Bilby’s installed totals add modelled labour and ground scope; kit prices alone do not establish those totals.

The review date covers this explanation and its implemented method. Price and data dates are stated separately in the article.
