Build a house in Ystad Municipality

Ystad’s house-plot page explains that the proposed sale in southern Hedeskoga has been postponed indefinitely after the detailed plan was returned for revision. A planned area is therefore not the same as a plot you can buy now.

Ystad’s interactive map shows current detailed plans and area regulations. You can download the plan map and explanation for a property. A current plan remains in force until amended or replaced.

Search by address or property designation and compare the proposed house size and position with the documents. Ask the planning unit if several older plans affect the area.Detailed planning

Ystad requires a building permit for a new one- or two-home building. Its checklist includes facade, floor and section drawings, ground layout, materials and colours, a site plan and notification of a certified inspector. Photographs of paper drawings are not accepted as digital documents.

Gather clear files before using the e-service. The permit office may request more after its first review because each plot and house is assessed individually.Building permits

Ystad has separate service areas for drinking water, wastewater and stormwater. A property can therefore have different answers for the three services. The VA unit accepts applications online and can assess an outside-area connection through a separate agreement.

Ask what applies to the property designation before fixing pipe routes and the house position. A nearby pipe does not automatically give a right to connect.Water and sewage

Ystad’s mapping unit prepares new-build maps showing buildings, property boundaries and planning rules, among other details. A map used for the permit site plan must be no more than two years old. The municipality also offers setting-out to mark the correct house position.

Ystad’s outdoor guide describes a long sandy coast as well as hilly landscapes further inland. Sandskogen offers beach and woodland near the town, while inland villages have different distances to the sea and daily services.
