Build a house in Svedala Municipality

Content reviewed

Svedala’s plot queue has closed

Overview

Svedala has closed its former private-buyer plot queue. Plots in new projects are instead marketed through estate agents and house builders. The municipality still describes ongoing sales in areas including Bara Backar and Nygårds dammar, but availability changes.

Check the current offer and plot terms with the seller. Then read its detailed plan before choosing a house and compare journeys from Bara, Svedala and other locations.Plots and housing

Planning & detailed development plans

Svedala’s map of current detailed plans lets you download the plan map and explanation. They govern land use, house size, height and placement, among other things. The municipality directs property-specific interpretation questions to its permit office.

Search by address or property designation and compare the design with the current plan. A proposed new neighbourhood does not mean its plan is already in force.Detailed planning

The permit and VA connection are separate

Building permits

Svedala’s new-home guide explains the drawings needed and says a certified inspector must be appointed for a new residential building. It also reminds applicants that public water and sewage connection is handled separately by VA SYD, outside the building permit.

Plan both steps early. After a permit is granted, a technical meeting and start notice are normally needed before work starts.Building permits

VA SYD or private water and sewage

Water & wastewater

VA SYD operates Svedala’s public water and sewage services. The municipal page also explains that some properties have private wells or sewage. The municipality name alone cannot tell you whether a plot can connect.

Ask VA SYD which services reach the plot. Outside the network, speak to Svedala’s environment unit about private arrangements before fixing the house position.Water and sewage

Order the new-build map early

Maps & documents

Svedala uses a new-build map as the basis for the site plan when a new home is built. It shows plot dimensions, levels and VA connection points, among other details. The municipality gives an approximate one-month processing time for the map.

Order it through the municipal mapping service before finalising drawings. Setting-out and a location check may later be needed to confirm the house stands in the right place.Maps and surveying

Torup beech woodland and different towns

Living in Svedala

Svedala’s outdoor guide highlights Bokskogen in Torup, walking routes and local bathing places. Daily settings also differ between Svedala, Bara and Klågerup; distances to woodland and services depend on the address.

When choosing a plot, check journeys to school, work and shops from that location. Outdoor activities add to daily life, but are not equally close to every home.Culture and leisure
