Building and living in Sollentuna

Overview

Sollentuna's strategic plan towards 2040 steers new development mainly to central locations while preserving natural areas. It sets a direction for the municipality, not permission for an individual plot. Almost all existing development has a detailed plan, so look up the property and read the plan in force before choosing a house model or position.Strategic plan towards 2040

Planning & detailed development plans

Sollentuna's map service lets you search by address or property and open detailed-plan documents. The municipality warns that the digital map can contain errors: the original plan documents govern a permit decision. Read their map and rules for your plot, especially where size, height or position matters. A new plan nearby does not automatically change your property's rules.Detailed plans

Planning permission for a new home

Building permits

A new one- or two-home building always needs a permit in Sollentuna. The municipal guide calls for a site plan on a full new-build map, house and ground drawings, and a certified control officer. In the Väsjön area, also show how rainwater will be handled on the property. Submit the documents to the municipality and wait for a start notice before building; ask the permit unit about your particular plot.New one- or two-home building

Water and wastewater

Water & wastewater

Sollentuna Energi & Miljö, SEOM, runs the public water and wastewater network. For a new connection, send the company a service notification; once approved, SEOM establishes a connection point and shows it on a map. Pipes on your own land are your responsibility. Public wastewater serves most of Sollentuna but not every property, so check your plot before relying on a connection.Connect to the water and wastewater network

Maps and site plans

Maps & documents

For a new main house, Sollentuna normally uses a full new-build map. It shows boundaries, ground levels, the detailed plan and public water points, and forms the base of your site plan. A simplified map is mainly for extensions or outbuildings and omits water connection details. Ask the permit unit which map applies and check that it is still current when you submit the application.New-build map

Everyday life and nature

Living in Sollentuna

Sollentuna has four municipal nature reserves: Östra Järvafältet, Rösjöskogen, Södra Törnskogen and Tegelhagsskogen. They offer different settings, from larger woodland to paths near homes. When comparing plots, see which reserve and everyday services you can actually reach from each address. A green municipality does not mean every plot has equal access to nature or public transport.Nature reserves
