Sigtuna municipality has different settings: Sigtuna town by Lake Mälaren, Märsta, Rosersberg and countryside. Its 2022 strategic plan shows long-term intentions for them but does not grant a permit for a particular plot. Check the detailed plan or area rules that apply to the property. Sigtuna always requires a building permit for a new one- or two-home building, including outside detailed-plan areas. Its checklist calls for a site plan on a new-build map, ground and house drawings, and a certified control officer. Outside planned areas, approval for private wastewater may also be needed. Municipality-owned Sigtuna Vatten & Renhållning, SIVAB, manages the public water and wastewater network in its designated areas. To connect a property, apply to the company; it discusses the connection point with you if one does not exist. Sigtuna's mapping unit prepares the new-build map used for the site plan. It shows property boundaries, existing buildings and ground levels; a full map also shows the public water connection point. Steningedalen in Märsta is a municipal nature reserve along the Märstaån watercourse, with walking routes, ponds and allotments. It is one daily-life setting in a municipality that also includes Sigtuna town and Rosersberg.
