Build a house in Öckerö Municipality

Finding a plot on the Öckerö islands

Overview

When plots are available, Öckerö sells them through estate agents or land allocation. Do not assume there is a standing municipal plot queue or that every island has plots at the same time. Once you find a property, check its adopted plan, water services and route from that particular island before choosing a house.Public transport and ferriesHousing and available plotsDetailed plans

Planning & detailed development plans

Öckerö publishes ongoing planning work and plan documents for different parts of the islands. A proposed new housing plan does not give permission to build on a nearby plot today. Ask the planning team for the adopted plan covering your property and read the rules on position, size and use before ordering drawings.Detailed plans

A permit and start notice are two steps

Building permits

Öckerö explains that work requiring a permit or notification also needs a formal start notice before construction begins. For a new house, the application should show the home, the plot and how it fits the planning rules. Ask the permit team which drawings your property needs, and wait for the start notice even after a permit is granted.Build, alter or demolish

Water & wastewater

In Öckerö, the property owner must apply to connect to public water and wastewater. Ask the water team whether the network reaches your property and where a connection point could be. A nearby pipe or house with public service is not an answer for your plot. Investigate water services before buying land or planning the house.Connecting to public water and wastewater

A new-build map for a new home

Maps & documents

Öckerö describes the new-build map as a permit document for a new building. A simplified map may suffice for smaller alterations or extensions, but is not automatically right for a new house. Order the map through the municipal service and use it to show the house position on the site plan.Ordering a new-build map

Living in Öckerö

Öckerö's islands have different ferry links. The municipality describes the Hönö, Björkö and northern island routes, while line 296 connects Öckerö with Björkö Framnäs, Kalvsund and Grötö. When comparing plots, test the full journey to work and school, including ferries and waiting. A short distance on a map can mean a different day on another island.Public transport and ferries
