Build a house in Kristianstad Municipality

Finding a plot across a large municipality

Overview

Kristianstad municipality shows available house plots in several communities through Kristianstadskartan. The map gives a property designation, size and price for a particular plot. Some plots can be requested through Tomt Direkt, while future releases use the plot queue.

Choose a location that suits daily life, then check its plan, permit, map and water services before choosing a house.Plots and housing

Find the right detailed plan on the map

Planning & detailed development plans

Kristianstad’s planning page links to a map of current plans and ongoing projects. These are different: a proposal is still in progress, while a current plan contains the rules used for a permit assessment today.

Search for the property and read the plan, especially permitted land use and building height. Ask the municipality if the plot has no detailed plan or the map is hard to interpret.Detailed planning

A new home needs a permit

Building permits

Kristianstad’s permit guide says that both new year-round homes and holiday homes need a building permit. The municipality assesses the position on the plot and how the design fits its town or countryside setting. A current detailed plan must be followed.

Contact the permit office early with the property designation and a sketch to learn what this particular site requires.Building permits

A planned water extension is not a connection

Water & wastewater

Kristianstad has a long-term plan to extend public water and sewage. Its guidance says affected owners receive a notice of connection point once services have been brought to the property. A planned extension therefore does not mean a plot can connect now.

Ask the water service about the property’s current status and connection options. Where public service is absent, investigate private water and sewage separately.Water and sewage

Order a current new-build map

Maps & documents

Kristianstad requires a new-build map for a new principal building. The municipality prepares it to order and visits the site to check details and property boundaries. The map must be current when applying for a permit.

Order early and use it to position the house in the drawings. A screenshot from Kristianstadskartan does not replace the map required for the permit.Maps and surveying
